Airbnb co-host fee calculator
On a 3-night Airbnb stay at $150 with a $50 cleaning fee, a co-host on 20% gets $74.50 and the host keeps $348.00. Airbnb takes its 15.5% host fee first, and the co-host's share comes out of the $422.50 left, here with the cleaning fee left out ($84.50 with it in). Airbnb doesn't set co-host rates and its payout rules add no fee of their own; 20% is the rate in its own example.
Booking total $500.00, Airbnb's host fee $77.50, host's potential earnings $422.50.
| Payout option | Co-host gets | Host keeps |
|---|---|---|
| 20% of the booking, cleaning fee excluded | $74.50 | $348.00 |
| 20% of the booking, cleaning fee included | $84.50 | $338.00 |
| Cleaning fee plus 20% | $124.50 | $298.00 |
| Cleaning fee only | $50.00 | $372.50 |
| Fixed amount | $35.00 | $387.50 |
Airbnb's examples leave its host fee out; here the percentage is taken from the earnings after the fee, less the full cleaning fee for the options that exclude it. Taxes are left out. In Brazil and Mexico the host fee is 16% on the single fee and 4% on the split fee.
How Airbnb works out a co-host's payout
First the host's potential earnings: “To calculate the host’s potential earnings for a booking, multiply the nightly price by the number of nights, and add any additional charges to the guest, like a cleaning fee. Then subtract the host service fee and, if applicable, other taxes and fees.” Then the co-host's share: “Co-host payouts are calculated based on the amount of the host’s potential earnings for each booking.” The host picks one of four options:
- “Cleaning fee: You'll share the amount you set as your cleaning fee in your listing details”
- “Cleaning fee plus percentage: You'll share the amount you set as your cleaning fee in your listing details and add a percentage per booking (that excludes the cleaning fee)”
- “Percentage payouts: Add the percentage you'd like to share per booking and then choose to exclude or include the cleaning fee amount in the percent calculation”
- “Fixed amount payouts: Add the amount you'd like to share per booking”
In Airbnb's own example, $500.00 of earnings ($400.00 reservation plus a $100.00 cleaning fee) pays a co-host on 20%, cleaning fee excluded, $80.00.
Questions
How much do Airbnb co-hosts charge?
Airbnb doesn't publish a standard or average co-host fee. It tells co-hosts on its Co-Host Network: “You choose what services you offer and how much you charge.” The rate is agreed per listing: “Only the host who is the listing owner can set up payouts for a co-host. Co-hosts cannot set up payouts for themselves or for other co-hosts.” And “After a host has set up a co-host payout, the co-host has 14 days to confirm or decline.”
Does Airbnb take a cut of the co-host's share?
Not in its payout rules: the share is paid out of the host's potential earnings, which are already net of Airbnb's host fee (15.5% on the single fee, 3% on the split fee), and no further fee is described. See the Airbnb host fee calculator for the two fees.
What if the co-host's share is more than the earnings?
“If the host’s potential earnings amount for a booking is less than the sum of all co-host payouts set up, the co-host(s) may receive a payout that is less than those amounts or no payout. This may also result in the host receiving no payout.” Otherwise “When the host’s potential earnings amount is greater than the sum of all co-host payouts, co-hosts will be paid first, and the host will receive whatever remains.”
Can I pay my cleaner the cleaning fee through Airbnb?
Add the cleaner as a co-host and choose the cleaning fee option: “Cleaning fee: You'll share the amount you set as your cleaning fee in your listing details”. “Payouts may be set up for co-hosts with any permissions.”
When does a co-host get paid?
“For most home stay reservations, both host and co-host payouts will be sent by the end of the business day after the guest’s scheduled check-in date.”
Who gets the tax form?
“Listing owners will receive a tax document on the full booking amount, and co-hosts will receive a tax document for the amounts they receive as specified by the listing owner.”
Which bookings can be shared?
“Hosts can only share payouts with a co-host for guest stays on Airbnb. Service or Experience bookings, host damage protection reimbursements, and Resolution Center payouts aren’t included.”
