Vrbo vs Airbnb host fees

Vrbo charges hosts 12% of the rent and their fees on pay-per-booking, payment processing included. Airbnb charges 15.5% on its single fee, which it is moving every home host to in 2026, or 3% on the split fee it is phasing out. On a $500.00 stay that leaves you $440.00 on Vrbo, $422.50 on Airbnb's single fee and $485.00 on its split fee. Vrbo's guests also pay a service fee on top; Airbnb's single-fee guests pay nothing extra.

Over a year on one listing

At $150 a night and 60% occupancy a listing books $32,850 a year, before cleaning fees. If it all came through one platform, Vrbo would take $3,942, Airbnb's single fee $5,092 and Airbnb's split fee $986. The $1,150 a year between Vrbo and Airbnb's single fee compares with what a channel manager costs: software for one listing.

Pricing the same listing on both

To keep the same payout, a price on Airbnb's single fee has to be 4.1% above the Vrbo price: $150 on Vrbo pays what $156.21 does on Airbnb. Against Airbnb's split fee it is the Vrbo price that has to be 10.2% higher. Guests still see different totals, because Vrbo adds its own service fee on top.

Airbnb's 2026 change

On July 7, 2026 Airbnb wrote: “To simplify pricing, we’re combining both fees into a single 15.5% service fee paid by hosts.” It set deadlines to adjust prices: “The deadline to adjust your prices is September 15 if you live outside the European Economic Area and October 13 if you live within it or in Switzerland.” And it warned: “If you don’t take action before your deadline, your prices and payouts per night will be lower. For example, if you keep your price at $100, you’ll earn $84.50 after the 15.5% fee is deducted and guests will see $100.” The Airbnb host fee calculator shows what the change does to your payout.

About 4.1% higher on Airbnb's single fee to pay you the same: (1 − 12%) ÷ (1 − 15.5%). $150 on Vrbo pays what $156.21 does on Airbnb.
