Booking.com commission calculator
Booking.com doesn't publish its commission rate for hosts, but at the same price it pays more than Airbnb's 15.5% fee only below 15.5%, or 6.1% on a Genius booking. Against Vrbo's 12% the line is 12%, or 2.2% on a Genius booking; against Airbnb's 3% split fee, 3%, and never on a Genius booking. The rate depends on your country, property type and agreement, and is charged on the room rate and fees such as cleaning, not on city tax; joining Genius gives its members 10% off.
| Platform and fee | Booking total | You receive |
|---|---|---|
| Airbnb single fee You 15.5% | $500.00 | $422.50 after $77.50 |
| Airbnb split fee You 3%, guest 14.1%–16.5% on top | $500.00 | $485.00 after $15.00 |
| Vrbo pay-per-booking You 12%, payment processing included | $500.00 | $440.00 after $60.00 |
| Booking.com Enter your commission | $500.00 | – |
Booking total: the nightly price times nights plus your fees, less the Genius discount on a Genius booking; taxes are left out. Airbnb's fee excludes taxes, while Booking.com charges commission on VAT or GST in most countries, so where those apply Booking.com takes a little more than shown.
Airbnb, Vrbo or Booking.com: which pays you more?
At the same price, Booking.com pays you more than Airbnb or Vrbo when your commission is below:
| Against | Full-price booking | Genius booking |
|---|---|---|
| Airbnb single fee (15.5%) | 15.5% | 6.1% |
| Vrbo pay-per-booking (12%) | 12% | 2.2% |
| Airbnb split fee (3%) | 3% | never |
The break-even moves down by your payment service fee, if you pay one. It doesn't depend on the price: both platforms take a percentage of the same booking total.
Airbnb puts hosts who use property management software on its single fee, so a host listing on both through a channel manager compares Booking.com with the 15.5% row. Vrbo charges software-connected listings 12% too, or up to 15% in some regions. See what a channel manager costs.
Booking.com commission for hosts: quick answers
What commission percentage does Booking.com charge hosts?
It doesn't publish one. “The exact percentage depends on your country, property type, and the accommodation agreement you signed when you joined us.” You can find your commission in your accommodation agreement or in the Finance tab under Reservation statements. At the same price, Booking.com pays you more than Airbnb's 15.5% single fee when your rate is below 15.5%, and more than Vrbo's 12% below 12%.
Is Booking.com's commission higher than Airbnb's or Vrbo's?
Compare your own rate with these lines. On a full-price booking Booking.com pays more than Airbnb's single fee below 15.5%, more than Vrbo below 12% and more than Airbnb's split fee below 3%. On a Genius booking, 10% off, the lines are 6.1%, 2.2% and never. Any payment service fee you pay lowers them by as much.
Does Booking.com charge commission on the cleaning fee?
Yes: “Commission is a set percentage of the total booking amount that we charge for each reservation received through our platform. This includes the room rate as well as any additional fees you charge—such as cleaning fees, service fees, and costs for no-shows or cancellations—and is applied once the guest checks out.”
Is Booking.com commission charged on taxes?
Not on local taxes such as city tax, but in most countries on VAT or GST: “We don’t charge commission on local taxes, such as city tax. However, in most countries, commission is charged on VAT or GST (goods and services tax), depending on local tax legislation.”
Why is my Booking.com commission higher than my contract?
It may be a marketing programme. Booking.com explains: “If the commission percentage stated on the reservation statement is higher than the percentage listed on your contract, you may be participating in one of our marketing programs like Preferred Partner or Visibility Booster.”
Is there a payment fee on top of Booking.com's commission?
With Payments by Booking.com, it depends on how you're paid. By bank transfer: “A payment service fee is applied as a percentage of the total value for every completed reservation.” “The specific fee depends on your property’s location, as it reflects typical rates offered by other payment service providers in your country.” By virtual card: “you pay a per-reservation transaction fee directly to your bank or payment service provider.”
What does the Genius discount cost a host?
10% of the booking. Booking.com says “By joining Genius, you agree to offer Genius travelers 10% off your least expensive and most popular room type(s).” On the example stay (3 nights at $150 plus a $50 cleaning fee) that is $50.00 off a $500.00 booking, before commission.
When do you pay Booking.com's commission?
Once a month, for guests who checked out the month before. “We send your commission invoice once a month to your primary email address and your Extranet Inbox. It includes the total commission owed for all reservations where the guest checked out in the previous month.” “If you use Payments by Booking.com, commission may be settled automatically from your payouts, so you may not need to pay invoices manually.”
