On Airbnb's split fee the host pays 3% and the guest 14.1% to 16.5% on top; on the single fee the host pays 15.5% and the guest nothing extra. A 3-night stay at $150 with a $50 cleaning fee pays the host $485.00 on the split fee and $422.50 on the single fee. Raising prices by 14.8% restores the payout, and the guest's total, $573.96, stays within the $570.50 to $582.50 the split fee charged them.

Using property management software moves you to the single fee
“This fee structure is mandatory for most hosts, including traditional hospitality listings (e.g., hotels, serviced apartments, etc.), hosts who use property management software, and hosts in countries subject to this fee structure.”
At $150 a night and 60% occupancy a listing books $32,850 a year. At the same prices, the single fee takes $4,106 a year more than the split fee's 3%, against $240 a year for the cheapest software we priced at one listing (Tokeet). Raising prices by 14.8% closes the gap, and guests, who no longer pay a guest fee, see about the same total.
Airbnb is moving every home host to the single fee anyway: “We're in the process of transitioning all home hosts to a single service fee structure. The split-fee structure is being phased out and will no longer be available after all hosts are migrated to the single service fee structure. Once you’ve switched to the single fee structure, you can’t switch back.”

Is the fee charged on the cleaning fee?
Yes. Airbnb says “service fees are a percentage of the nightly price and any fees charged by the host, but exclude the guest service fee and taxes”.
Can I go back to the split fee?
No: “Once you’ve switched to the single fee structure, you can’t switch back.”
Does the fee include VAT?
“The service fee shown to hosts and guests is VAT inclusive, where applicable.”
