Price changes and corrections

New price captures for rental software, changes to Airbnb, Vrbo and Booking.com host fees, and corrections to our own numbers, newest first.

  1. Hospitable: Re-read its pricing page as a browser shows it: every plan price is the same as on October 6. A plain download of the page holds placeholder figures that its script replaces, and those had made Hospitable vs PriceLabs say the Essentials plan's dynamic pricing changed from $15 to $5 per property; it says $15, unchanged, again.

  2. Plan features: Read from the vendors' own pages which booking channels each plan connects, whether dynamic pricing is part of a plan, the listing range each plan is for, and which property management systems PriceLabs, Wheelhouse and Beyond list as integrations. Prices were not re-read.

  3. Airbnb: Airbnb is combining its split fees into a single 15.5% service fee paid by hosts (16% for listings in Brazil and Mexico). Its article of July 7, 2026 set the deadline to adjust prices at September 15 outside the European Economic Area and October 13 within it or in Switzerland; a host who keeps a $100 price earns $84.50 a night instead of $97.

  4. Vrbo: Read Vrbo's help centre: its pay-per-booking model takes a flat 12% commission, payment processing included, plus a 3% payment processing fee on taxes and security deposits. Vrbo doesn't publish the traveler service fee percentage.

  5. Booking.com: Booking.com publishes neither its commission rate nor the Payments by Booking.com fee; both appear only in the host's own agreement or extranet. The calculator works out the commission below which a host keeps more on Booking.com than on Airbnb.

  6. Airbnb co-hosts: Read Airbnb's help articles on co-host payouts: every way a host can pay a co-host (the cleaning fee, a percentage per booking with or without it, or a fixed amount per booking) and when payouts are sent.

  7. Vendor terms: Read trial terms, free plans and how they charge from the pages of Beds24, Hostaway, Rentals United, Lodgify, Wheelhouse, Beyond, Host Tools, Hospitable and iGMS. Vendor pages now give the cost at 1, 5, 10 and 20 listings, the free trial in the vendor's words and the cheapest alternative, and every head-to-head the size where the cheaper one changes.

  8. Price spreadsheet: Every plan of every priced vendor at each listing count, per month billed monthly and yearly or as a share of bookings, with the vendor's pricing page, is now a downloadable spreadsheet.

  9. Rental software prices: Started tracking 17 property management, channel management and dynamic pricing vendors from their own pricing pages, with prices for OwnerRez, Hospitable, Guesty, Hostfully, Smoobu, Uplisting, iGMS, Tokeet, Host Tools, Hostify, PriceLabs, Wheelhouse and Beyond. Hostaway publishes no price, Rentals United only a starting price, Beds24 prices in euros, and Lodgify's pricing page refused our request, so those four aren't in the price comparisons.

  10. Airbnb host fees: Read Airbnb's service fee article: on the split fee most hosts pay 3% and guests 14.1% to 16.5%; on the single fee most hosts pay 15.5%, and hosts who use property management software are on the single fee. Keeping the same payout under the single fee takes a price 14.8% higher.

  11. Hospitable and PriceLabs: Hospitable's Host, Professional and Mogul plans include dynamic pricing, as its feature page and pricing table say, so the comparison shows what PriceLabs adds on top at every size. The free Essentials plan's "$15/property" for dynamic pricing names no period, so it stays out of the totals.

  12. Listing Cost: Launched at listingcost.com: a calculator for what rental software costs by number of listings, nightly rate and occupancy, a pricing page per vendor, and the free and share-of-bookings options. Free plans are named but kept out of the price comparisons.
